Premium rates: The demand fills bedrooms and allows for higher rental rates.
Economic stability: Even when the market attempts to erode value, college adjacent properties remain resilient.
Parents: Oftentimes, the parents of students are cosigning on the lease, typically ensuring prompt and full payment.

Remember what’s appealing to the college crowd. It doesn’t require luxury.
Focus instead on proximity to campus, public transit, fast casual eateries and grocery stores.
