The Opportunities with Tiny Homes

A Solution for Poverty, Housing Shortage, and Diverse Family Needs

In a world where affordable housing is increasingly scarce, poverty is rising, and families are struggling to make ends meet, tiny homes are emerging as an innovative solution to a variety of societal issues. These compact and efficient living spaces provide not only a way to alleviate the housing crisis but also a means of fostering community, financial stability, and well-being for families from all walks of life.

Last week, I discussed ADUs more generally, wha is considered an ADU, and when it makes financial sense to add one. In this article, we’ll explore the possibilities of tiny homes and how they can be a vital tool in alleviating poverty, addressing housing shortages, and offering flexible living solutions for various family types.


Tackling the Housing Crisis

The affordable housing crisis has become a national issue, with millions of Americans spending a significant portion of their income on rent or struggling to find homes within their budgets. Tiny homes, by their very design, offer a cost-effective solution. While the average price of a traditional home in the U.S. continues to rise, tiny homes provide an affordable alternative, often costing a fraction of the price of a conventional house.

A typical tiny home can cost anywhere from $20,000 to $120,000, depending on its size, finishes, and location. For families who may be living paycheck to paycheck or unable to save for a traditional home, tiny homes can represent a stepping stone to homeownership. Their relatively low cost of living—particularly in terms of energy consumption and upkeep—also makes them an attractive option for families on limited incomes.

By creating affordable, sustainable, and community-focused housing solutions, tiny homes have the potential to offer long-term relief for those struggling to find safe places to live.

Here in Tucson, effective January 1, 2026, Tucson’s Middle Housing Ordinance (based on HB 2721) allows for the development of duplexes, triplexes, fourplexes, townhomes, and cottage courts on most residential lots to increase density. The new zoning ordinance aims to increase the availability of housing types that are more diverse than single-family homes but less dense than large apartment complexes. 

*Note that not all of Tucson is possible for this type of development now. Check the map on the website for the exact boundaries which roughly correlate to: North – Rillito, East – Country Club Rd., South – 29th St., West – Silverbell.

Back in 2022–23, we had a Casita Model Plan Design contest which brought together builders and designers from all over who submitted plans. The City of Tucson selected 10 plans as the contest winners and have since approved 3 additional plans. These plans have gone through the city approval process saving interested residents a great deal of time and money in the planning process. One of my favorite Tucson small companies in this space is the Urban Infill Project Valerie Lane and Lisa Bowers share model plans (so many to choose from and love!), offer project consultation, and provide a wealth of resources to homebuyers and builders. Tiny Homes and Multigenerational Families

Multigenerational living is becoming increasingly common, especially as families face economic uncertainty, longer life expectancies, and changing social dynamics. Many households are welcoming adult children, elderly parents, or even both into their homes. While this can foster family connections and provide valuable support, it can also create space challenges, financial strain, and a lack of privacy for individuals within the household.

Tiny homes offer an ideal solution for multigenerational families by creating private, self-contained spaces that are still close enough to foster connection and caregiving. Families can add small casitas (or guest houses) in their backyards. These separate living units allow for greater privacy and independence, while also providing a way for families to stay connected without feeling cramped in a single household.

For example, a family might build a small casita for their elderly parents who need to age in place, offering them their own space but with the security of being near loved ones for assistance. Similarly, an adult child could have a tiny home in the backyard, allowing them to live independently while remaining close to their parents, especially if they’re struggling with finances or still in school.

Recently, I had the privilege of touring one of The Tiny Homes of Tucson‘s building projects, an ADU (accessory dwelling unit) in the Foothills. This home was unique in that it is providing fully ADA accessible features for the future resident and allows them to live adjacent to family because it is being built on the lot that has their existing home. By providing a flexible housing solution that can accommodate various family structures, tiny homes are helping to redefine how we think about family living. They offer an opportunity for families to stay together while also respecting personal space and autonomy.


Helping Low-Income Families & Single-Income Households

Single-income households, particularly those headed by marginalized individuals, often face significant financial barriers to owning a home. Tiny homes can help level the playing field by providing an affordable housing option that requires less financial commitment.

One shining example of this is the I Am You 360 community in Tucson. This nonprofit organization built a 10 tiny home community for younger individuals who have aged out of the foster system and who are homeless or at risk of homelessness. With a focus on self-sufficiency, I Am You 360 project not only provides shelter but also integrates financial literacy, community support, and job training, helping residents gain stability and independence.

This 10-house tiny home community just opened in December after several years of tireless community organizing and fundraising. I was an early big donor back in 2020 because I am so moved by Desiree’s organization and her team and it has been so exciting see it come to life. This is one Tiny home community with a Big heart! Additional Source of Income

Another model gaining traction is the idea of building tiny homes or casitas in a backyard to rent out for extra income. As costs of living continue to rise unsustainably, this not only provides homeowners with a sustainable way to earn money but also contributes to addressing the need for affordable rental properties. For a single income household, the addition of a rental unit can make all the difference in managing household expenses.

This concept is a win-win for both homeowners and renters. Homeowners can offset their mortgage or living expenses, while renters gain access to more affordable, flexible housing options that might otherwise be out of reach in traditional rental markets.


Addressing Senior Housing Needs

Those of us here in Tucson know better than some cities, that the senior population continues to grow, and with it the need for age-in-place housing options is becoming more urgent. Seniors often want to remain in their communities as they age, but many find that traditional housing options are either too large, too expensive, or too difficult to maintain. Tiny homes, particularly those designed with accessibility in mind, are an excellent solution for seniors who want to live independently without the burden of maintaining a large home.

Tiny homes can be customized with features like wheelchair ramps, wider doorways, and accessible bathrooms, making them a great fit for aging individuals who want to retain their autonomy. Moreover, the lower maintenance costs associated with tiny homes mean that seniors can continue to live independently without the financial strain of maintaining a larger property.

Builders are also incorporating universal design principles into their homes, ensuring that seniors have the comfort and security they need as they age. These homes not only meet the physical needs of seniors but also provide the emotional benefit of maintaining independence while being part of a community.


A New Path Forward

Tiny homes have been making waves across the United States for 20 years, but it isn’t just about downsizing; it’s about creating sustainable, affordable housing options for a wide range of family types and financial situations. Whether it’s alleviating the housing crisis, offering multigenerational families more space, providing additional income opportunities, or ensuring seniors can age in place, tiny homes offer a versatile solution that benefits everyone.

Organizations like I Am You 360, advocates like Urban Infill Project, and builders like Tiny Home of Tucson are proving that with a little creativity, tiny homes can become the foundation for a more inclusive, affordable, and sustainable future for all families, regardless of their size, income, or needs. As the tiny home movement continues to thrive, it may very well provide the blueprint for solving some of the most pressing housing and social challenges of our time.
